Victorian Regulations for Landlords
Victorian rental providers are legally required to have an electrical safety check carried out on their property every two years under the Residential Tenancies Regulations 2021. The check must be performed by a licensed electrician and cover all electrical installations, switchboard components, and landlord-supplied fittings in accordance with AS/NZS 3019:2022. Smoke alarms must also be inspected and tested annually to the manufacturer's instructions. Since 29 March 2023, all rental properties in Victoria must have RCD safety switches protecting every power and lighting circuit. If your property still has a ceramic fuse board or an outdated switchboard, it will likely need upgrading before it can pass.
After each inspection, your electrician must provide a detailed compliance report that includes their name, licence number, the date of the check, and any repairs required. You're required to keep this record on file and provide it to tenants within 7 days of a written request. Non-compliance can result in penalties of up to 60 penalty units.
Kaylina Electrics has been conducting rental electrical safety checks across Melbourne since 1993. Every inspection is carried out by an A-grade licensed electrician, never an apprentice, and you'll receive your full compliance report on the same day. If your property needs repairs or a switchboard upgrade to meet current standards, we handle that too so you're not chasing a second contractor.
